Interactive Virtual Tours for Residential & Commercial Real Estate
Create the First Impression. Let Buyers Explore the Entire Property.
Professional photography and an interactive virtual tour serve different purposes—and work best together.
Photography creates the immediate visual impression. Carefully composed images highlight the strongest features of a property and are ideal for listings, websites, social media, and other marketing.
An iGUIDE virtual tour takes the next step by allowing prospective buyers and tenants to explore the property for themselves. They can move naturally through the space, understand how rooms and areas connect, revisit points of interest, and spend as much time as they want exploring what matters to them.
For properties where an agent already works with a preferred photographer or specialized luxury real-estate photographer, Ilios can provide the interactive tour independently and complement the agent's existing photography and video marketing.
Photography creates the first impression. The virtual tour lets people step inside.
Give Buyers a Better Understanding Before They Visit.
An interactive virtual tour gives prospective buyers the freedom to explore a property for themselves. They can understand how rooms connect, experience the relationship between spaces, revisit the property after a showing, and share it with family members, business partners, advisers, or other decision-makers.
For commercial real estate, remote access can be especially valuable when prospective buyers, tenants, investors, or corporate decision-makers are located outside the area.
The tour continues presenting the property long after the showing is over.
Explore an Interactive Residential Tour
Move through the property at your own pace and experience how an interactive tour communicates both the appearance and relationship of the spaces.
Professional Real Estate Photography
Available as Part of the Property Marketing Package
Professional photography can be provided alongside an interactive virtual tour, giving agents the convenience of obtaining photography, the virtual tour, and measured floor plans during the same site visit.
For properties where an agent already works with a preferred photographer or specialized luxury real-estate photographer, Ilios can provide the interactive tour independently and complement the existing photography and video marketing.
The objective is not to replace an agent's marketing strategy. It is to add a powerful interactive component to it.
More Than a Virtual Tour
Show People What's There. Tell Them Why It Matters.
An interactive tour shows visitors the space. We work with you to identify what visitors should notice, while iGUIDE tags allow that information to appear exactly where it matters within the tour. Tags can be placed at specific locations throughout a tour to highlight important features, explain amenities, identify equipment, provide historical context, or direct visitors to additional information.
They are particularly valuable for features that aren't obvious from simply looking at a room.
A tag can draw attention to a premium appliance, explain a building system, identify a historic artifact, describe a service, highlight a membership amenity, or tell the story behind something a visitor might otherwise pass without noticing.
Instead of hoping visitors notice what makes your space special, tags allow you to show them.
Tags Can Sell What the Camera Cannot See
Some of the features that add substantial value to a property aren't obvious in photographs, video, or even an untagged virtual tour.
A beautiful kitchen is visible. The fact that it contains professional-grade appliances may not be.
A home office is visible. The high-performance Ethernet network serving it isn't.
Windows and a deck are visible, but the spectacular sunset they frame every evening may not be apparent when the property is photographed at noon. Likewise, an east-facing room may have beautiful morning light that isn't apparent during an afternoon showing.
Tags can highlight these otherwise invisible selling points exactly where they occur in the property.
They can identify:
Premium appliances and finishes
Built-in Ethernet, fiber, or networking infrastructure
Smart-home technology
Integrated lighting, climate, audio, and security systems
For commercial properties, tags can highlight power capacity, communications infrastructure, loading access, security systems, specialized improvements, conference facilities, or other features relevant to buyers and tenants.
A virtual tour shows the property. Strategic tagging helps communicate its value.
Recent HVAC, roofing, electrical, or other improvements
Additional or concealed storage
Energy-efficiency improvements
Sunrise, sunset, mountain, water, or seasonal views
Public When You Want It. Private When You Don't
The Agent and Owner Control the Experience
Ilios Remote Sensing works with the listing agent and property owner to determine how the interactive tour should support the overall marketing strategy. For many residential and commercial listings, making the complete tour publicly available can increase exposure and help prospective buyers understand the property before scheduling a showing.
For luxury estates, high-profile properties, or properties where privacy and security are important, the tour can instead be selectively shared with qualified buyers, cooperating real estate agents, or other authorized viewers. This allows professional photography, cinematic video, drone imagery, and carefully selected marketing materials to create the initial emotional impression while the interactive tour provides a deeper level of access when the agent determines it is appropriate.
Sensitive areas can also be excluded when a complete digital representation of the property is undesirable.
For an out-of-state or international buyer considering a significant trip to view an exceptional property, selective access can provide a much deeper understanding of the home before committing to an in-person visit. The objective is not to replace the private showing. It is to help a qualified buyer decide that the property is worth experiencing in person.
The interactive tour also provides engagement analytics, including information about tour traffic, visitor activity, and viewing time. Ilios Remote Sensing can provide these statistics to the listing agent each week, giving the agent another measurable result to share with the property owner as part of regular marketing updates. Rather than simply knowing that a virtual tour is available, the agent and seller can see how prospective buyers are actually engaging with it.
Public when maximum exposure is the goal. Selective when exclusivity matters.
One Capture. More Than Marketing.
The iGUIDE Advantage for Real Estate
One of the strengths of iGUIDE is that the same visit used to create the interactive tour also captures measured spatial information.
Every project includes an interactive iGUIDE tour and measured floor plans, giving buyers or tenants both a visual understanding of the property and a clear representation of its layout.
Depending on the property and project requirements, additional deliverables can include:
Detailed floor plans
Room measurements
Floor-area calculations
DWG floor plans
DXF floor plans
Dimension plans
Reflected ceiling plans
Exterior elevations
Roof plans
Color-coded floor plans
Optional 3D models in DWG or Revit (RVT) format
The same capture can support marketing today while providing useful property documentation for future renovations, planning, and property management.

Let People Explore Your Space
Whether you're marketing a property, leasing a rental, attracting customers, promoting a museum, or expanding the reach of a nonprofit organization, an interactive iGUIDE tour allows people to experience your space wherever they are.
The tour can be publicly available, selectively shared, or incorporated into a broader marketing and outreach strategy depending on your objectives.
And with strategically placed tags, you can do more than show people around.
You can show them what matters.
